How bad is traffic in Estero, FL? Corkscrew Road, I-75, and what is being built

    Back to Blog

By Brad Dohack, Gulf Pointe | eXp Realty, Estero, FL. Updated October 2026.

    The short answer

Traffic in Estero is real, and it is concentrated. The Village's own traffic study found that two roads, U.S. 41 and Three Oaks Parkway, were already over capacity at peak hour in 2024, and it projects more roads to reach that point by 2034. Relief is coming in pieces: Corkscrew Road widening east of I-75 is due to wrap up in December 2026, and FDOT's I-75 project starts this fall just south of Estero, with express lane construction possible next year. Here's what's important: which road your neighborhood empties onto matters more than the Estero address on the listing.

First, the numbers from the Village's traffic study

In 2024 the Village of Estero hired Johnson Engineering to count traffic during peak season, February and March, and project conditions out to 2034 (WGCU, April 4, 2025, https://www.wgcu.org/top-story/2025-04-04/residents-learn-highlights-from-the-recent-estero-traffic-study).

Engineers grade roads from A to F. A is free flowing. F means the road is past capacity and you are in stop and go traffic (Engage Estero summary of the final study, December 11, 2025 meeting, https://esterotoday.com/event/dec2025/).

Here is what the study showed for peak hour traffic in one direction (Johnson Engineering presentation, Engage Estero meeting, March 26, 2025, https://esterotoday.com/wp-content/uploads/2025/04/Community-Meeting-Mar-26th-presentation.pdf):

Road Segment Peak hour capacity 2024 volume (grade) 2034 projection (grade)
    U.S. 41 (Tamiami Trail) Within the Village 2,814 3,134 (F) 3,462 (F)
Three Oaks Parkway Williams Rd to Corkscrew Rd 1,940 1,945 (F) 2,490 (F)
    Corkscrew Road U.S. 41 to I-75 1,960 1,616 (D) 2,172 (F)
Corkscrew Road Ben Hill Griffin Pkwy to Bella Terra 1,960 1,490 (D) 2,002 (F)
Ben Hill Griffin Parkway Corkscrew Rd to Estero Pkwy 2,000 1,736 (D) 2,222 (F)
    Estero Parkway U.S. 41 to Three Oaks Pkwy 2,000 1,273 (C) 1,406 (D)

So what? Two of these roads are already full at rush hour. If nothing changes, the study projects that every one of the main corridors in the table except Estero Parkway is over capacity by 2034.

The study also looked at five years of crash history. The intersection of Corkscrew Road and Three Oaks Parkway had the most crashes, 179. U.S. 41 and Williams Road had 118, and three of those were fatal (same presentation; Engage Estero, December 11, 2025, https://esterotoday.com/event/dec2025/).

One more thing to know: most of the big roads are not the Village's to fix. The state maintains U.S. 41, and Corkscrew Road and Three Oaks Parkway are Lee County roads (Engage Estero, December 11, 2025, https://esterotoday.com/event/dec2025/).

What it feels like on the ground

A resident who lives on Three Oaks told the room at the 2025 study meeting: "between 4:15 p.m. and 6:30 p.m. approximately, we cannot get in or out of our development." Another Engage Estero writer said some days he plans an extra 15 to 20 minutes to get to work (WGCU, April 4, 2025, https://www.wgcu.org/top-story/2025-04-04/residents-learn-highlights-from-the-recent-estero-traffic-study).

Lee County counted about 24,000 vehicles a day on Three Oaks Parkway south of Estero Parkway in 2025 (WGCU, May 22, 2026, https://www.wgcu.org/government-politics/2026-05-22/preliminary-plans-for-development-in-estero-draws-some-concern-from-residents-nearby).

So what? Those are quotes and counts, not a promise about your commute. But they tell you when to test drive the neighborhood: a weekday afternoon in season, not a Sunday in August.

Corkscrew Road: what is done and what is not

    Phase 1 is done

Lee County widened Corkscrew Road from Ben Hill Griffin Parkway east to Bella Terra Boulevard. Construction ran from summer 2021 to summer 2024. It is six lanes from Ben Hill Griffin to Fire House Lane, then four lanes to Bella Terra (Lee County project site, https://corkscrewroadwidening.com/).

Phase 2 finishes around the end of 2026

Phase 2 builds four lanes from Bella Terra Boulevard to just east of Alico Road, with bike lanes, a 10 foot shared use path on the south side, a sidewalk on the north side, street lighting, and a new traffic signal at Alico Road. Lee County puts the cost at about $27 million and expects completion at the end of 2026, after delays from utility work and relocations (Lee County DOT Roadwatch, September 10 to 16, 2026, https://www.leegov.com/dot/Documents/Road%20Watch%20Report/2026/September/Roadwatch%20September%2010%2c%202026%20to%20September%2016%2c%202026.pdf). Engage Estero's October 2026 update says the eastbound lanes are open, the westbound lanes are under construction, and completion is projected for December 2026 (https://esterotoday.com/east-corkscrew-road-development-infrastructure-update-october-2026/).

East of Alico Road, nothing is funded for 10 years

This is the part buyers out east should hear. According to Engage Estero, the draft Lee County MPO 2050 Long Range Transportation Plan shows no funding to widen Corkscrew Road east of Alico Road over the next 10 years. Lee County DOT told them that starting the required engineering study now would not help: with no construction planned for 10 years, the study is only valid for 5 years and would need to be redone (Engage Estero, October 15, 2026, https://esterotoday.com/east-corkscrew-road-development-infrastructure-update-october-2026/).

Meanwhile, the same update counts more than 10,000 homes along East Corkscrew by the end of June 2026. Two projects may help over time: the Alico Road extension, which Engage Estero reports starting in the fourth quarter of 2026 with completion in late 2029, and Kingston Village Parkway, a new road from Corkscrew Road north to State Road 82, expected by winter 2027/2028 (same source).

    The Lee vs Collier piece

Growth across the county line still lands on Lee County roads. Collier County commissioners approved Corkscrew Grove in late April 2026, which adds 9,000 homes near Corkscrew Road and State Road 82 (Engage Estero, October 15, 2026, https://esterotoday.com/east-corkscrew-road-development-infrastructure-update-october-2026/). So what? If you are buying in The Place, Corkscrew Shores, Verdana, or Kingston, plan on Corkscrew Road staying busy even after Phase 2 opens.

    I-75: the widening is starting

FDOT's project covers 21 miles of I-75 from Golden Gate Parkway in Collier County to Alico Road in Lee County. It adds optional toll express lanes in each direction (two from Golden Gate Parkway to Corkscrew Road, one through the Corkscrew Road interchange) and auxiliary lanes between interchanges. The first piece is the congestion relief lanes between Bonita Beach Road and Immokalee Road, with an FDOT completion timeline of early 2027. An FDOT official said construction on the express lanes could begin "any time next year." FDOT gave the whole project a three year construction timeframe (WGCU, September 20, 2026, https://www.wgcu.org/government-politics/2026-09-20/express-lanes-among-other-improvements-part-of-i-75-improvement-project-to-begin-later-this-fall; FDOT project page, https://www.swflroads.com/project/452544-1).

So what? Short term, expect work zones on your I-75 commute. Long term, more lanes.

The drawback: noise. FDOT is proposing about 16 miles of 22 foot noise walls, but the map it showed at the Lee MPO meeting left parts of The Brooks in Estero without a continuous wall, and Village Councilmember Jim Ward asked FDOT to meet with residents about extending it (same WGCU article). If you are looking at a home that backs up to I-75, ask where the wall will be before you write an offer.

What the Village is fixing on its own roads

    • U.S. 41 and Williams Road: the study recommended changing the left turns to protected only, green arrow turns, because two of the three fatal crashes involved left turns across U.S. 41 (Engage Estero, December 11, 2025, https://esterotoday.com/event/dec2025/).
    • U.S. 41 and Pelican Colony Boulevard: a new traffic signal, in permitting as of December 2025 (same source) and still in the Village's May 2026 five year capital plan as a developer funded project (Village of Estero CIP, https://play.champds.com/ATT/esterofl/2026-05/fddc616690ad75f152934e6023501a5041d9cf6f.pdf).
    • Broadway Avenue West: design runs through October 2026, with no construction yet. Plans call for wider 11 foot lanes, sidewalks, and drainage work (Village of Estero project site, https://www.broadwayavewest.com/).
    • Corkscrew Road path and lights: the Village is building a multi use path, street lights, and landscaping on Corkscrew Road from Ben Hill Griffin Parkway east to Grandezza on the north side and to Bella Terra on the south side (Lee County DOT Roadwatch, September 2026, link above).

Engage Estero's read on the Village's 2026 capital plan is that the big widenings on Corkscrew Road, Three Oaks Parkway, and Ben Hill Griffin Parkway are Lee County responsibilities or sit on a wish list (EsteroToday, https://esterotoday.com/village-of-estero-updates-its-5-year-capital-plan/).

New building to watch near your address

Big projects bring more cars. One example: in May 2026, a developer presented plans for 370 apartments and 33,000 square feet of retail and commercial space at the southwest corner of Estero Parkway and Three Oaks Parkway. That was a public information meeting, not a hearing, and no application had been filed yet. Neighbors raised traffic and flooding concerns (WGCU, May 22, 2026, link above). The Village's Planning, Zoning and Design Board agendas are the place to watch for projects like this (https://estero-fl.gov/departments-services/pzdb/).

If you are buying in Estero

    1. Find the exit, not just the address. Note which road your community empties onto: U.S. 41, Three Oaks, Corkscrew, Ben Hill Griffin, Estero Parkway, or Williams.
    2. Drive it at rush hour in season. The study counted in February and March for a reason. Try a weekday between 4 and 6:30 p.m.
    3. Check for a light. Some community exits on Corkscrew Road, including Wildcat Run, The Place, and Rivercreek and Wild Blue, are still working on traffic signals, according to Engage Estero (October 15, 2026, link above).
    4. Look at what is planned next door. Search the Village's planning board agendas, or ask us.
    5. If the home is near I-75, ask about the noise wall before the inspection period ends.

If you are selling in Estero

Buyers will drive your road at 5 p.m. If your community has easy access, or a new signal or wider road is coming, say so in your listing with the source. If your exit is a tough one, price with that in mind rather than hoping no one notices. Our guide on how to price your house to sell in Estero walks through how location shows up in the comps.
