This Tax Hack Saves You Thousands on Your Florida Real Estate Taxes

    Back to Blog

Every year, Florida property tax bills arrive in mailboxes across the state. For many homeowners, this is when the reality of their annual tax burden becomes clear. But there's a powerful tool that can dramatically reduce your Florida real estate taxes: the homestead exemption.

    What Is the Homestead Exemption?

Florida's homestead exemption is a tax break available to owner-occupied primary residences. When you claim homestead status on your primary Florida home, you receive an exemption on the assessed value used to calculate property taxes. For 2026, the first $50,000 of your home's assessed value is exempt from taxation, and an additional $25,000 exemption applies to the school district portion of taxes.

In practical terms, this can translate to thousands of dollars in annual tax savings.

    Who Qualifies?

To qualify for homestead exemption in Florida, you must:

    • Own the property as your primary residence
    • Live in the home for at least 6 months of the year
    • Be a Florida resident (U.S. citizen or permanent resident)
    • File for the exemption with your county property appraiser before March 1

    When to File

First-time filers must apply by March 1 to receive the exemption for that tax year. If you're relocating to Florida, this should be one of your first administrative tasks after closing on your home. Delayed applications could cost you thousands in missed savings.

    Example Savings

Consider a home valued at $500,000 in Lee County. Without homestead exemption, the assessed value is $500,000. With homestead exemption, the assessed value for tax purposes is reduced to $425,000 (the $75,000 total exemption). At an average millage rate of 10.5 mills, the annual tax difference is substantial.

    Watch Your TRIM Notice

Your Trim Notice (the preliminary tax notice) is your opportunity to verify the homestead exemption is applied. Review it carefully when it arrives. If you've claimed homestead but the exemption isn't reflected, contact your county property appraiser immediately.

    Additional Tax Protections

Beyond the homestead exemption, Florida also offers a Save Our Homes (SOH) cap that limits assessed value increases to 3% annually (unless the home changes hands). Together, homestead exemption and SOH protection can result in significant, long-term tax savings compared to other states.

    Take Action
If you've recently purchased a Florida home or just relocated, don't leave this tax savings on the table. File for your homestead exemption today.
