    The short answer

In its 2026 ranking, published January 15, 2026, StorageCafe looked at the 100 largest metro areas in the country and asked one question: where do retirees get the best quality of life? Our backyard took the top spot. The Cape Coral-Fort Myers metro, which is all of Lee County, ranked No. 1 in the nation. The Naples-Immokalee-Marco Island metro, which is all of Collier County, ranked No. 3. Our neighbors to the north in North Port-Sarasota-Bradenton came in at No. 4.

That is big news for our area. But a ranking is a starting point, not a decision. Let's walk through the numbers, then talk about what they mean if you are buying, selling, or planning your own retirement here.

    The 2026 top 10

Here is the full top 10 from the StorageCafe study:

    1. Cape Coral-Fort Myers, FL
    2. New York-Newark-Jersey City, NY-NJ-PA
    3. Naples-Immokalee-Marco Island, FL
    4. North Port-Sarasota-Bradenton, FL
    5. Port St. Lucie, FL
    6. Kiryas Joel-Poughkeepsie-Newburgh, NY
    7. Durham-Chapel Hill, NC
    8. Virginia Beach-Norfolk-Newport News, VA-NC
    9. Madison, WI
    10. Boise City, ID

Florida holds four of the top 10 spots, and two of them are right here in Southwest Florida.

    How StorageCafe built the ranking

This matters, because you should know what is being measured before you lean on a ranking. StorageCafe built a weighted index across three groups:

    • Well-being and quality of life (59%): life expectancy, crime rates, the ratio of residents 65 and older to working-age adults, access to healthcare workers, air quality, weather, and parks.
    • Affordability and financial peace (30%): average retirement income, cost of living, a state tax burden score, median home prices, and median rent.
    • Lifestyle and everyday comfort (11%): golf courses, availability of age-restricted housing, and self storage cost and space.

The data comes from sources including the U.S. Census Bureau, the FBI, the EPA, County Health Rankings, Zillow, RentCafe, and Yardi Matrix.

So what? Notice that well-being carries the most weight, and affordability is less than a third of the score. This is a quality-of-life ranking. It is not a "cheapest place to retire" ranking.

Lee County: Cape Coral-Fort Myers, No. 1

Here is what StorageCafe reported for the Cape Coral-Fort Myers metro:

    • 28.5% of residents are 65 or older, well above the 18% national average.
    • Life expectancy of 80.6 years.
    • Average retirement income of about $42,000, compared with a national benchmark of about $31,000.
    • Cost of living index of 105.2, where 100 is the national average.
    • Average daily temperature of 73.8°F, which ranks fifth in the nation.
    • Cape Coral has more than 400 miles of waterways and is one of the largest canal cities in the world.

    (Source: StorageCafe, January 15, 2026)

Keep in mind that the metro covers all of Lee County. Fort Myers, Estero, Bonita Springs, and Fort Myers Beach are part of this No. 1 metro too, even though the study names only Cape Coral and Fort Myers. (Metro definition: U.S. Census Bureau)

So what? Lee County gives retirees the warm weather, the water, and a big community of people in the same stage of life. Our cost of living index sits a little above the national average, so "No. 1" does not mean "cheap." It means the whole package scored best.

    Collier County: Naples, No. 3

Here is what StorageCafe reported for the Naples-Immokalee-Marco Island metro:

    • Life expectancy of 84 years, the longest in the country.
    • 32.2% of residents are 65 or older, nearly double the U.S. average.
    • The highest average retirement income in the U.S., about $59,000.
    • Cost of living index of 102.4.
    • Some of the cleanest air in the nation.

    (Source: StorageCafe, January 15, 2026)

So what? Naples scored at the very top on health and income. StorageCafe also noted that tight supply pushes self storage prices in Naples above most other metros in the study.

    What this means for you

If you are a retiree or planning to retire here

A national ranking tells you the region is a strong fit. It does not tell you which street, which community, or which house is right for you. Before you fall in love with a listing, check these four things:

    1. Flood zone. Look up the FEMA flood zone for the exact address, not the neighborhood. Start with FEMA Flood Zones in Southwest Florida: What Every Buyer Must Know in 2026.
    2. Insurance. Get real homeowners and flood insurance quotes on the specific home before you write an offer. See Is Florida Home Insurance Getting Cheaper? A SWFL Update.
    3. HOA and CDD fees. Many of our retirement-friendly communities have HOA dues, and some also carry CDD fees on the tax bill. Ask for both in writing and ask what they cover.
    4. Homestead. If this will be your primary home, plan to file for the Florida homestead exemption with the county property appraiser after you close. Confirm the rules and deadlines with the Lee County Property Appraiser or the Collier County Property Appraiser. If you are buying

This ranking puts our area in front of a lot of people who are planning their next move. Do your homework early: get pre-approved, know your flood zone and insurance numbers, and tour more than one community before you decide. If you are coming from out of state, Downsizing to Southwest Florida walks through the move step by step.

    If you are selling

A No. 1 national ranking is a great story to tell buyers, especially retirees. Make it easy for them to say yes. Have your flood zone, insurance, and HOA or CDD details ready before you list, because those are the first questions retiree buyers ask. Curious what your home is worth today?
